End of lease vs standard clean: which one do you need?
The two cleans solve different problems — one keeps a home liveable, the other gets a bond back. How to pick, and what neither will do.

"Just book a clean" hides a real decision. A standard clean and an end of lease clean have different scopes, different rate cards, and different judges. For the standard clean the judge is you. For the bond clean it's your agent's inspection checklist, with part of your bond behind it.
What each one is for
A standard clean maintains a home you're living in: bathrooms done properly, the whole property vacuumed and mopped, bedrooms dusted, linen changed. The full scope, and what it deliberately leaves out, is in What's included in a standard house clean.
An end of lease clean resets a property you're leaving, and it gets judged against your condition report at the final inspection. It's a deeper job and priced as one. The quick rule
- Staying put → standard clean. A bond clean on a lived-in home is money spent on an inspection nobody will run.
- Moving out of a rental → end of lease clean. A standard clean keeps a home pleasant; it wasn't built to satisfy an agent holding a checklist.
- Sold your own place and moving out → no bond, but buyers do a final walkthrough, and most sellers pick the end of lease scope for an empty property anyway.
What neither of them does
Both cleans stop at the same four lines: rubbish removal, carpet steam cleaning, mould removal, and wall cleaning sit outside the base scope.
The carpet line has one wrinkle. On a standard clean you can add carpet cleaning to the same job as an add-on. The end of lease clean currently takes no add-ons, so there the carpet really is a separate arrangement. And before you pay for one at all: in NSW a lease can only require professional carpet steam cleaning in limited cases, commonly approved pets. Check yours against NSW Fair Trading's guidance before your inspection, not after. The rubbish, either way, is yours to deal with.
